In the year 2000, Ed Waggoner was faced with a problem well known to many property owners. He was moving and his house adamantly refused to sell. Rather than let it sit empty, he decided to rent it out. Working together with his wife, Diana, he managed to get tenants installed in the property.
In 2003 the home went vacant once more and, for the first time, he came face to face with the disaster that is left behind by terrible tenants. During the cleanup that followed he had more than enough time to think on it, and wonder where in the world did I go wrong? Not willing to risk another few years of hell on earth, and still unable to sell, he decided that this time he was going to do it properly or not at all.
Licensed in 2003, he started afresh. He had learned one lesson, but there was more waiting. Over time his personal empire grew, expanding from one house to thirty units. At that point, something happened that turned him around and set him going down a new road in his life. He was asked to start managing for other people.
Founded in 2005, Empire Property Management, LLC has continued to grow. We outgrew the broom closet at the back of the office building that could only fit two people at a time, and then if only one was currently breathing. We then outgrew the much larger room that could fit three or four with everyone breathing all at once. And still, we continue.
As our company has expanded, we have remained committed to serving both our owners and tenants. Instead of treating the property management business like a chess board, where we simply push people around, we remain involved with our tenants, giving them the service they need while still protecting our owners’ investments.
This is a demanding business which requires the utmost devotion to our clients, and to their investments. As in any business, the devil is in the details. We strive to pay attention to the little things that, when dealt with, stay small, but when ignored grow into costly projects.
