When is my rent due?

Rent is due on the first of the month, and late at 12:00 am on the fifth. If your rent is in before 11:59 on the fourth of the month, you will not be charged a late fee. After that point, there will be a late fee and more fees will ensue if rent is not paid soon.

Where can I pay my rent?

You can pay online via your account we set up with our management software, drop it off at the office – whether through the slot beside the office door or in person, or you can mail it to 1925 Empire Park Dr, Suite 200, Eugene, OR 97402.

Can I pay the rent in cash?

No. Empire Property Management does not accept cash. You may pay with a money order, check, cashiers check, or online using the tenant portal. If a tenant attempts to pay the rent using cash, it will be returned. 

Can I have a pet?

It depends on the rental; our pet policy varies on the owners’ preference, but pets under twenty-five pounds are allowed in most rentals. No exotic animals are permitted. Go to our Pet Policy page for more information. 

How do I get something repaired?

Contact us! Call/email us with the contact information you were given at the beginning of your tenancy and we can figure out a time/day to take care of it for you. Another option is to submit a maintenance request through your tenant portal. 

Can I do repairs myself?

It depends. A good rule of thumb is if the repair costs more than twenty dollars, then we must do it. So for small things like batteries and such, by all means – replace them! But when it comes to an actual repair, anything over the previously specified amount, please contact us and we’ll take care of the repair for you.

Can someone move in with me?

Have them fill out an application! Just as when you rented your home, they follow the same steps – application, approval, and then sign a contract with Empire as you did. Contact Us and we can begin the process.

I’m moving. What do I need to do?

Tell us the first thing! It’s imperative that you give your 30 Day Notice to us when you plan on moving, so everything commences in the proper legal fashion. We have a 30 Day Notice form for you to use. You can download it below. From that point, we’ll send you our move-out packet and remain in communication for the remainder of your tenancy. If you’re moving out and your roommates are staying, there is a procedure for that. Contact Us and we’ll be more than happy to help you all through that.
