Once Applications are approved, Empire will: 

Perform a Detailed Move-in Inspection
Verify Tenant(s) have Renters Insurance
Ensure All Move-in Prep is Complete
Verify Tenants have signed up for Utilities
Draft and Sign Contract with Tenants

Inspections and Repairs


24/7 Emergency Repairs
Bi-Monthly Drive-by
4-6 Month Inspection Cycle
Enforce Tenant Compliance
Coordinate Repairs and Maintenance

Rent Cycle


Rent Collections
Coordinate with the Owner for Yearly Rent Raise
Provide Ability for Tenants to do Online Payments
Send Notice for Non-Payment of Rent, if necessary
Coordinate Move-out Repairs
Deposit Accounting

Accounting


Payment by Direct Deposit
Year End Statements
Coordinate Move-out Repairs
Yearly 1099

For the Management Fee: A fee equal to 9% of gross revenues received each month
