Credit and Criminal

Empire has a strict criteria. Both the credit report and the criminal background check are reviewed methodically. Payment history is evaluated, as well as the credit score and the factors behind it.


The applicant's income and employment history will be cross-referenced with their provided bank statements to ensure their income is verifiable, dependable, and legal.

Rental History

Applicants are required to provide three years of verifiable rental history. The previous landlords, both private parties and property management companies, will be reached out to and asked a series of in-depth questions regarding their tenancy.

Pre Marketing Evaluation

Before marketing the unit, the Property Manager would complete a walkthrough and deliver a pdf report, including recommended rent, lease terms, and improvements. 


Pre Move-In Inspection and Documentation

After placing a tenant, the property manager would complete a walkthrough of the home and build a move-in report. This move-in report would be a detailed breakdown by room and section, including pictures.
